Mortgages

Very few homeowners are prepared to offer mortgage services. They are therefore at the mercy of the prospective buyer and are forced to take the buyer's word for having a legitimate mortgage broker/banker.

The fact that a buyer has a pre-qualification letter does not in and of itself provide much protection due to the fact that mortgage brokers/bankers are basing their pre-qualification letter on the word of the buyer.

We work hard to ensure that customers are pre-qualified for a mortgage. During the pre-qualification process we are able to determine the veracity of a prospective buyer's statements by making comparisons to other sources of information.

Experience Very few homeowners buy and sell more than 4 homes during their entire life. Often they are not privy to all the details of a transaction. Details that real estate professionals are constantly engaged in. We are in contact with thousands of prospective buyers every year.

Advertising Homeowners usually invest over $500, initially, to advertise their home. (It is actually quite higher if they use certain 'for sale by owner' services!) Some homeowners create web sites for their home sale but the fact that it can take weeks for the web registries to file and register their web sites makes this advertising avenue relatively useless. (Especially since they are competing against professionals who are already registered and established and therefore attain higher standings in the search engines.)

Some homeowners use flimsy signs nailed to telephone poles, and other signs that look more like yard sale signs rather than signs intended to impart upon the viewer a sense of dignity and respect. You can be assured that potential buyers are negatively affected by these clumsy and unprofessional attempts to advertise property for sale. A potential buyer's first impression is that the home for sale is cheap, or can be purchased at a bargain. After all, look at that pathetic sign!

There is no initial charge for advertising or anything for that matter! It is part of our commission that is paid at closing.

We advertise in Newsday, Harmon Homes, several real estate classified web sites and the Internet. (For Newsday and Harmon Homes we advertise in both print and on the Internet.) You will also probably notice that there are few homeowners advertising in the Harmon Homes magazine. (Pick up a copy at a local supermarket.) Homeowners usually cannot afford to advertise in Harmon Homes.
